I will still show the property if it is the only property in the market. If there are comparable properties with a straight 50/50 compensation, I show them first and pass up those with unequal split. Granted that the decision to cooperate and split compensation are business decisions at the discretion of the listing broker. So is my decision to pass up a property where my efforts are not rewarded.
Besides, an unequal commission split, for me, is my personal gauge of a broker’s “friendliness” or openness and the ease of how the transaction will progress to closing. Let’s face it, some transactions are like pulling teeth and some are like a walk in the park. A “friendly” and equitable broker will always be a welcomed plus.
