Property managers: does your employer require you to have a CPM certification for your job?

Certified Property Manager (CPM) is not a Department of Real Estate required designation for property managers. However, some employers favor CPMs over property managers solely holding real estate licenses. Let us know if your employer exclusively hires CPMs by taking our poll and commenting below.
I hold the RPA designation and am a broker/owner of a commercial real estate company. Professional designations provide potential clients with assurances that a person has done significant work and study in a wide range of topics to become more technically proficient. It does not necessarily guarantee integrity or experience but should be a factor that is desirable in a resume of experience and references. A client does not need to hire a CPM, CPA or CFP for their various business dealings but looking for someone who has earned such a designation is just one more way of protecting their personal interests and investments.
I have been a Property manager since 1972, I could write a book on Tenants, good and Bad, some are Profesanal, and they could really teach you a good lesson.
Lesson number 1, Credit Check. Thats it.
I bought my first 2 on a lot in 1972 at one time I had 13 Houses, and at times I hired myself out to Manage for my Friends. T he secret to Property Management is again, Number 1.
Excellent Ron F!! I totally agree. I’ve had applicants tell me, “oh, I make this large amount of money and blah, blah” Then, I look at their credit…………I ask them, if you make so much money, why aren’t your bills getting paid? Credit is really important, whether it’s renting or buying a home.
Although the CPM is not required, it appears it is becoming a desired designation by property owners. The designation; however, does not mean the person is well versed in all the aspects as this comes only with experience.
first tuesday offers licensing and continuing education courses for real estate brokers and sales agents. It does not offer classes to become a Certified Property Manager.

IREM in Chicago, Ill offers the designation CPM.
I think they should be. We as Realtors have to learn their business. I have lived in apartments for 30 years. I was a property manager for two and have owned and rented out properties myself. I have met some pitiful property managers. They should have more training and they should have empathy and compassion when needed. Professionalism is a plus too and frankly I don’t see much of it. Wisdom? really?
While I think that all property managers should have taken many related classes and have experience in renting, CPM is not necessary and would often only serve as a cover for inexperienced agents pretending to have a wisdom that they do not possess.
