I’d like to see evidence of a CA residential listing broker ever collecting on advertising fees or termination of listing fees in San Joaquin County or other lower priced metro areas. An attorney will want $5K-$25K retainer just to start a case to prove the broker is entitled to a fee when a listing is cancelled early or either party cancels a transaction in escrow. That’s the risk we take with overpriced listings and difficult sellers.
