A landlord who increases rent, decreases services, causes a tenant to leave the rented premises or initiates eviction proceedings against a tenant within 180 days of receiving a tenant’s notice of suspected bedbug infestation is barred from recovering possession of a residential rental property within that 180-day period.

This bar does not apply if the landlord takes any of the actions above due to the tenant’s failure to timely pay rent.
